What Constitutes A Legal Bedroom

Many people ask me  "what constitutes a legal bedroom".  We recently discussed this in our broker weekly meeting so I thought I would share with you below what really does constitute a legal bedroom...

  • A bedroom window must be 5.7 square feet

  • No more than 44 inches from the ground

  • Must have access to a bathroom w/out passing through another bedroom

  • NO closet requirement - Contrary to popular belief

  • Must be 70 square feet in size...50 sqft. per person if more than one.

  • Ceiling must not be lower than 7 feet

  • Must have access to natural ventilation and must have a heat source...no portable heaters
